Building in Bali: Why Stock Availability Matters, and When to Tender Your Sanitary Ware

Sanitary ware is often treated as a late-stage decision, something to finalize once construction is already underway. In reality, it plays a much earlier and more critical role.

When products aren’t available at the right moment, bathrooms stall. And when bathrooms stall, project handovers get delayed.

Why Stock Availability Matters

Unlike markets such as Dubai or across Europe, Bali doesn’t have deep, consistent inventory across all brands. Many products are imported, and that comes with longer and less predictable lead times.

Six to sixteen weeks is common. Shipping schedules can shift, and customs clearance isn’t always straightforward. This means availability isn’t just a backend concern, it directly shapes what can be designed, specified, and delivered on time.

Projects that run smoothly tend to account for this early. They prioritise suppliers with local stock, allowing for quicker decisions, greater flexibility on site, and less reliance on uncertain timelines.

When Sanitary Ware Decisions Actually Happen

In the early concept stage, the focus is on layout and direction, but feasibility should already be considered. Not every design idea aligns with what is realistically available.

As the project moves into design development, sanitary ware starts to shape technical decisions. Selections like tapware and showers don’t just define the look, they can influence plumbing requirements.

By the time the project reaches technical design, all key products should be finalised. This is the stage where specifications, quantities, and suppliers are locked in. Delaying this step introduces risk that becomes harder to manage later.

During construction, especially at first fix plumbing, concealed elements must already be decided. Changes at this point are no longer simple adjustments, they often require opening walls and reworking systems.

At the finishing stage, installation depends entirely on product availability. If items are not on-site, completion slows down or stops altogether.

When to Tender
The ideal window to tender sanitary ware is during the 40–60% design stage, when enough detail is defined to make accurate decisions without slowing down progress. The latest safe point is before first fix plumbing begins. Anything later shifts the project from proactive planning into reactive problem-solving.
